SUB: LUXURY LIVING BY UNITECH – A GLIMPSE

 

Giving due credit to the UP intelligentsia which may decide see a sarcastic remark as a compliment– let me clarify.  UNITECH has delivered a housing complex in Lucknow – UNITECH SOUTH CITY GARDEN, which fails to achieve any quality standard.   This is a glimpse of the housing society where I had moved in a month back and was appalled by the use of the best of the brands in fittings (Scheneider Electric, Jaguar, Laminates, Hindware, etc.) and the worst of workmanship. The workmanship extends beyond the construction even into builders maintenance phase which is not yet over (as on August 2012), and shows that the builder cares a shit what the residents think.

 

This document gives a small glimpse of what big building contractors mean when they mean luxurious living and how they deliver it. Please find next a set of photographs of the residential complex with remarks. Notably, I have not focused on items inside the houses which I am sure is a much bigger list. The problems with my house are as follows:

ñ  The contractor has saved on electric wiring and as many as six (6)nos of 5 amp plug points and one number of 15 amp point were empty boxes – no wiring had been done in them. Walls had to be broken(where possible) and external wiring done at other places. This is besides the bell wire, where no wiring was done. I am now reluctant to try any new electrical points in the house, for the fear that no wires would be found behind them.

ñ  Heavy seepage in the drawing room.

ñ  Incorrect slope in the bathrooms, with a lot of water accumulation.

ñ  The main door is a wooden decorative door, which provides everything other than safety to the house.

ñ  No telephone wiring has been done in the house, although empty boxes have been provided. With the concealed piping being blocked at places, there is no option but to either have external wiring inside the house or like chowk have wires dangling outside the house.

 

To ensure that this document does not get discarded as one without agenda– the agenda is (I am only a tenant)

ñ  The builder should contribute Rs 10 lacs per apartment into the building maintenance fund. It is more than this amount which would cost the owners to maintain their houses over their lifetime compensating for the bad workmanship done by the builder.

ñ  As per my information, some contractors of UNITECH ran away in the last phases of the project and UNITECH has not cleared their bills. It is simply the savings that UNITECH made and the bad quality that was delivered to the owners, that is required to be compensated.

Elections for UP assemply 2012

1. I do not have a vote. The best I could do was to take buaji to vote, and I successfully did that. At the same time ensured that no one else voted for Phuphaji, Deepu and Meetu. It was not a straight forward task. We needed to go to two election booths to find their names. But, this was my first feel of the elections in the country, and I am marvelled by the system established, despite all that we say about it. It works, and works at such a large magnitude.

 

2. Everyone is taking his shot at the possible outcome. Here is mine.

Serious horse trading as to who goes with whom, with BSP-SP alliance ruled out, it could be SP-CONG, BSP-CONG, BSP-BJP, or SP-BJP( unlikely).

Let us see!! I am expecting month of horse trading and only then a solution, amid a lot of cash flowing around.

In the process I have been able to climb the ladders as a professional engineers and manager of Indian Railways, and also earned engineering credentials, an Executive MBA, and a research Ph.D. from some of the best institutions in the world.
Here, I attempt to organize my thoughts and share what all I have learnt in all this time, with a hope that it can be of use to others who come across it.
